What does it take to be a Habitat Homeowner? DETERMINATION, COOPERATION AND PARTNERSHIP!
The SAW Habitat for Humanitymay elect to suspend or terminate a partnership. The reasons fall into the following three general categories: inability to pay; refusal to partner; or negative changes in economic circumstances. Specific reasons for termination or suspension are as follows:
- Fraud or misrepresentation of facts and information on the application for homeownership.
- Failure to complete 50 hours of sweat equity per adult before construction or renovation of the house commences.
- Failure to complete 250 sweat equity hours per adult before completion of the house.
- Failure to attend two or more scheduled education classes prior to completion of the house without a valid excuse.
- Failure to attend two or more scheduled nurturer meetings without a valid excuse.
- Failure to communicate with nurturer at least once (1) a month.
- Failure to satisfy any unpaid collections or unsatisfied judgments prior to completion of the house.
- Failure to notifySAW Habitat for Humanityof changes in financial situation.
- Failure to notify SAW Habitat of changes from the original application.
- Failure to complete 100 sweat equity hours per adult family member during construction of your house unless excused.
- Failure to complete at least 10 sweat equity hours per adult family member per month.
- Decrease in income of 10% or more from date of Board of Directors approval.
- Declining an assigned home.
- Voluntary withdrawal of application for housing.
If SAW Habitat for Humanitydetermines that suspension or termination of the partnership is warranted, the following steps will be taken:
- The letter of acceptance shall clearly state that there is a suspension or termination process and provide the grounds for termination.
- The applicant shall be notified in writing that they are being placed in suspension and in danger of termination along with the reasons for the prospective termination. The applicant shall have 30 days to respond in writing.
- SAW Habitat for Humanityshall review the response and determine if the explanation is appropriate within 30 days of receipt. Corrective action may require a period of time but will not normally exceed 6 months.
- · If mutual agreement is reached regarding explanation and corrective action steps accepted, the partnership shall proceed.
- If mutual agreement is not reached regarding explanation and corrective action steps are not accepted, the partnership shall be terminated.
Applicants may choose to withdraw from the partnership anytime prior to closing on their home by sending a letter signed by all partners and stating their desire to do so to the Executive Director of SAW HFH,PO Box 3188,Staunton,VA 24402-3188.
